Who is Roberto Aspri, Notary?

Mr. Aspri and his experienced team will be responsible for signing your mortgages, deeds of sale and declaration of co-ownership. All unit buyers in a new condo project must go through the same notary. This simplifies the adjustments and writing of various documents as well as reducing costs. Notary fees will be $ 1200 per condo.

Is the visit of unfinished condos allowed? No, security issues dictated by the CNESST, the insurer and the Residential Construction Guarantee prohibit access to the site.

 

What about additional costs?

ZERO! The suspension above the dining table, the washer and dryer will be your responsibility - for the rest (finish, paint, air conditioner, appliances) are provided. 

 

Can the delivery date change?

 

Yes! The new construction brings a lot of surprises. Our commitment to deliver a product that meets your expectations will make sure we never cut corners. We will keep you informed of events or situations that are beyond our control and substantially change the delivery date of your unit. The Residential Construction Guarantee provides monetary compensation during excessive delays.

 

The condo fees?
 

Costs include annual fees (union insurance, landscaping, minor repairs to common areas, stationery, bank account) and the provident fund (future expenses that can be amortized over several years - among others, roofing, brick joints, the balconies). We expect fees of less than $ 20 per square foot.
